A garage’s lighting serves people on foot. Its ventilation serves running engines.
An automated garage has neither on its parking levels.
Drivers leave their car in an entry bay at ground level. The system moves it inside with the engine off. No one walks the parking levels, and no one circles looking for a space.
The result:
✅ Lower lighting requirements: Lighting in parking areas can be reduced to what operations, maintenance and code require.
✅ Reduced ventilation demand: Vehicles are not circulating or idling inside the structure.
✅ Life-safety systems remain in place: What changes is the day-to-day operating load.

Both of these projects are installed inside a building that cannot stop working.

- A distribution center fills orders every day during a system upgrade.
- An occupied building keeps its lobby, loading dock, and tenant access open during a parking retrofit.

The engineering is different. The constraint is identical. Work is sequenced around an operation that has to keep running.

In warehouse projects, Utron handles brownfield retrofits and legacy system modernization, with installation and commissioning managed for minimal disruption to live operations.

In parking retrofits, phases are planned around tenant access. Utilities are rerouted ahead of system installation. Loading access is maintained through the work.

The common requirement is sequencing: knowing which element has to be in place before the next one can start, and what can be done while the building is in use.

A hospital parking structure serves three different demand patterns through one entrance.

Patients arriving for scheduled appointments, with accessibility and wayfinding requirements that cannot be negotiated.
Visitors arriving in waves around visiting hours.
Staff on shift changes, parking for long and predictable periods.

Medical campuses carry high traffic volumes on constrained land. Patient volumes keep growing. Available land does not.

Automated parking systems address the supply side of that. Capacity comes from the volume already available rather than from additional footprint. Vehicles are not circulating inside the structure to find a space, so congestion drops at the point where patients and visitors are entering. Puzzle systems operate without an attendant, which reduces the staffing the facility has to carry.

Utron’s healthcare work includes a system at UCLA, fitted into an existing structure.

On a medical campus, floor area committed to vehicle circulation is floor area not available to clinical program. That tradeoff gets decided early, in the site plan, long before anyone is specifying equipment.

Automation is often discussed in terms of speed.
But speed is only one part of performance.

Cost per space is an output, not an input. It falls out of 5 configuration decisions your architect makes at schematic design, long before anyone quotes a component.

Each one is fixed on a drawing months before a vendor is contacted. Each one is far cheaper to change at schematic than at construction documents.

Automation isn't about adding one smart machine.
It's about making the entire process work together.

In a hashtag environment, that can mean mechanical equipment, sensors, software, kiosks, mobile interfaces and service working as one system.

In a hashtag , it can mean AS/RS, conveyors, AMRs, sortation, controls and WMS connectivity working together.

The technology matters. But integration matters just as much.

When everything works together, you get fewer handoffs, smoother workflows, better visibility and a system that's easier to operate and scale.

That's the real value of automation: not more technology, but less friction.

Arrival is where hospitality projects either work or create friction. Valet stacking in a porte cochere. Guests circling a ramp with luggage still in the car. A garage occupying ground floor frontage that could have been a restaurant.

Automated parking changes the arrival sequence.

The guest pulls into a bay room at grade. Leaves the car. Walks into the lobby. Retrieval is requested from the front desk, an app, or a kiosk, and the vehicle returns to the same bay.

Valet operations still function. They require less floor area to run, because attendants are not driving vehicles through levels of a garage.

For the design team, the effect shows up on the plan.
Ramps and drive aisles come out.
Circulation area drops.
Ground floor frontage stays available for revenue-generating program.

On constrained urban sites, parking is one of the few line items where footprint and arrival experience are addressed by the same decision.
