Because when it comes to your mortgage, I don’t think doing the bare minimum is something to aspire to.

So maybe I’m a little too invested, ask a few too many questions and occasionally overexplain things...

Buying a home is a big financial commitment. But it shouldn’t mean every dollar goes towards your mortgage and you forget how to have fun.

The key is finding the right balance between what you can borrow, what you can comfortably repay, and the life you actually want to live.

Because owning a home is great. Actually enjoying your life while you own it? Even better. 🏡

This reaction is SO common, so it’s about time I tried to put your mind a little at ease. 👇

“Last 3 months of bank statements.”

Did that send a shiver down your spine? 🥶

You’re not the only one.

So many times, I hear people say:

🛍️ “We’ve been a bit relaxed with our spending.”

🍕 “We’ve been eating out more than normal.”

☕️ “I’ve bought a few coffees lately.”

And to be honest… good on you for living! 👏

After all, we’re only human.

But here’s the thing. The bank isn’t automatically going to decline your application because you’ve been buying coffees or enjoying a few takeaways.

They’re looking at the bigger picture: can you comfortably manage a mortgage alongside your everyday living expenses and existing commitments?

And your bank statements can help tell that story. 👀

Here’s what might raise a few 🚩 red flags:

🚩 Account conduct: Are you regularly dipping into an unarranged overdraft?

🚩 Missed payments: Are bills being paid on time, or are you receiving reminders and chasing notices?

🚩 Gambling: Is gambling becoming a frequent or concerning pattern?

🚩 Existing debt: Are your current loan repayments being managed on time?

They’re also looking at your overall spending, living expenses and savings habits to help assess whether the mortgage is affordable.

So yes, your spending matters. But it’s not about scrutinising every coffee or takeaway you’ve bought.

**It’s about understanding the bigger financial picture and whether you can comfortably manage a home loan.**

And if you’re worried about what your bank statements might show, don’t panic. Let’s talk about it before you apply.
