Want to know the best 2 tools in my toolbox as an RV inspector?

Better than a FLIR camera, a thousand dollar multimeter, or any other fancy tool?

𝟏-𝐌𝐲 𝐞𝐲𝐞𝐬 𝐚𝐧𝐝 𝟐-𝐦𝐲 𝐞𝐱𝐩𝐞𝐫𝐢𝐞𝐧𝐜𝐞/𝐭𝐫𝐚𝐢𝐧𝐢𝐧𝐠.

It's why I pushed myself to become a Certified RV Tech, and why I continually sign up for manufacturer trainings despite the time and monetary costs. It's why I don't answer phone calls when I'm doing an inspection (distraction).

Knowing what things should look (& feel/hear) like and how to properly use the tools is the best way to find an problem or a potential problem during a pre-purchase inspection. Having the "best" tools isn't always better.

This is a complex topic, but I’ve tried to break it down for you all. This is coming as a surprise because it was assumed that motorhomes would end up being exempt. It is still an evolving situation (I’ve heard WA is considering an exemption for motorhomes), but as of now, here are the facts.

📸: Two examples of water heaters that don’t have the propane line correctly sealed. This presents the chance of a life threatening issue should exhaust during operation of the water heater get pulled or blown into the coach, increasing CO levels inside. Thankfully, it’s a quick, easy, and cheap fix.

If you have a tank type RV water heater, propane will heat up that water faster than electric.

As for maintenance, it depends on what type you have. If you have a Suburban or GE water heater, you’ll want to replace the anode rod when you winterize (or once a year, full timers should check it every 6 months). If you have an Atwood water, there’s a drain plug but no anode rod needed.

If you have a tankless water heater, hydronic water heater, or one integrated into the furnace like the Truma Combi, and it also has electric as an option, propane will still be the quickest way to heat water.

Did you know? Over 90% of my pre-purchase inspections have found issues that ultimately saved the buyers money ABOVE the cost of my inspection! Meaning, the issues were either fixed ahead of the sale or the price got dropped down. That’s not including the life safety issues I uncovered (one of them missed by the dealership!).

Saving you money AND keeping you informed!

My assistant 😂 and I checked out the Hershey RV Show - America's Largest RV Show during the Industry days! If you plan to attend, there’s more than enough for you to explore.
I attended the RV Weights, Tires, and Matching Trucks to Campers Seminar yesterday, and part of the WFCO electrical seminar today. Then we both checked out a few booths and multiple RV’s. My assistant also took it upon himself to try to make a dent in the invasive spotted lantern fly population since they were everywhere!
Already making plans to come back next year.
