- Customer service experience in retail, restaurant, hospitality, car rental, apartment leasing, or sales
WHAT WE EXPECT:
- Implement, follow and enforce any procedures set forth in the Operations
Manual on file in the office, and any other memo or instruction given to you by Management.
- Maintain professional appearance, conversation, and behavior.
- Operate the Facility at its highest and best economic and square footage
occupancy by:
a) Renting all available space to qualified customers,
b) Making sure that all spaces are clean prior to rental,
c) Timely collection of rents, deposits and assessed fees,
d) Selling accessory merchandise, such as padlocks, packing materials, and any other merchandise or services that may be available on premises.
- Operate within the prescribed budgets.
- Visually inspect the grounds daily.
- Observe and respond promptly to any
potential breach of security or problems, such as: unsecured locks, gates,
fencing and spaces; any evidence of tampering with anything, anytime; any
dubious activity by any person or persons on or around the grounds.
- Be watchful and suspicious of unidentified substances, which could be drugs or toxic or flammable chemicals.
- Maintain all utility logs on a monthly basis and complete work orders for all maintenance and repair activities.
- Make sure all property equipment is maintained regularly and working
properly.
- Maintain the cleanliness of the grounds. The parking areas, streets, corridors and passageways must be free of debris. Keep all areas free of cobwebs, bird nests, dirt, etc.
- Promote and maintain positive customer relations in a manner both helpful and professional, by providing accurate information and resolving problems effectively.
- Maintain an accurate site inventory
- Prepare and write leases on the official lease form as instructed in the
operations manual. Obtain complete and accurate records as specified for
each tenant and enter data on computer. Update information as needed.
- Be responsible for collecting and accounting for money related to the Storage Facility---petty cash, rental income, money from sale of merchandise, proceeds from auctions, etc.
- Pursue all delinquent accounts by the 10th of each month, sending out all past due notices by the 11th. Certify all tenants who are 45 days past due and prepare all paperwork necessary for delinquent tenants.
- Conduct auctions when necessary, as directed in the operations manual, and complete necessary legal paperwork and reports.
- Complete all weekly and monthly reports correctly and in a timely manner.
