Why Aren’t Land Improvements Included in Our Home Prices?
This is one of the most common questions we get at Alecia’s Mobile Homes, and the answer is actually pretty simple: every home site is different.
When you see the price on a home, that price typically includes the home itself, delivery, and set. But items like utility installation, septic systems, land clearing, foundations, heat pumps, and skirting are not included because **no two properties — or buyers — are the same.

🔹 Utility Installation & Re-Hookups
Some customers already have existing water, septic, and electric on their property. Others may be installing everything brand new. Re-hooking utilities might cost very little, while installing new systems can vary greatly depending on the property.
🔹 Septic System Costs Vary
A septic system for one property could be completely different from another just 40 miles away. Soil conditions, health department requirements, and system size all affect the price.
🔹 Land Clearing & Site Prep
Some land is ready to go, while other sites may need trees cleared, grading, or driveway work before the home can be installed.
🔹 Foundation Options
Some buyers choose skirting for a temporary or starter home, while others want a permanent block foundation. In some cases, lenders may require a permanent foundation depending on the loan type.
🔹 Your Own Contractors
Some buyers already have family or friends in the trades who want to help with the work. (We all have that uncle who’s been doing this stuff for years! 😉)
