Here is our NEW Metro Phoenix Market Update for August 2021. I have consolidated the West Valley, the Central Phoenix cities, the East Valley Cities, and the Pinal County cities into Maricopa, Casa Grande, Coolidge, and Florence. The first part shows each of these groups comparing the Average Sales Prices of July 2020 to July 2021 showing their Yearly Appreciation. The second part and the MOST IMPORTANT part shows each Price Category and Home Types from $150K to $300K on Mobile Homes, Condos and Townhomes from $150K to $1 Million, and Single Family homes from $250K to $5 Million and Above showing the Sales Price to List Price ratios and their Monthly Rate of Supply of Inventory. The last and biggest part has the pictures and info to the Highest and Lowest SOLD in each city in their groups. There are a couple of breaks in the video showing the Gila River crossing north of and including the Boulder Field off of Florence-Kelvin highway. The Coke Ovens and the Martinez Mine are included.

Here is our Synopsis of our Metro Phoenix Real Estate market. At the start of the shutdown around March 17, we had around 9200 Active listings and at the height of the Pandemic, we got up 14,000 Active listings with 7,158 closed at the end of April 2020 which worked out to a 1.96 Months of Supply, still excellent for a Seller's market. At the end of June 2020 as far as our Metro Phoenix Real Estate market goes, we have FULLY RECOVERED from our COVID-19 pandemic having only 9,108 Actives on July 3 and we had 9713 Closed in the last month of June!! This works out to ONLY A 0.94 MONTHS OF SUPPLY!! So you Sellers out there, you can list your home with that much more confidence!! Watch our Synposis video that was made on June 25, 2020:

After seeing 13 homes with a buyer in a two week period, we finally found a perfect house for a First Time home buyer today. She had been renting for over 20 years! I met her at an Open house that was my first one on the West side of town in Glendale in October 2017. After 2 1/2 years of nurturing, she got her credit up enough to qualify and got her own Down payment. She is very excited and is under contract now! Is there anyone out there that I can help them find their first home or their future home?
