Things buyers forget to ask when touring a new build 👇

Everyone notices the pretty cabinets and countertops first (understandably😂) but there are a LOT of important questions people don’t think to ask until later.

A few big ones:

✅ What’s actually included in the price?
(Some homes don’t include appliances, landscaping, blinds, or even a finished driveway.)

✅ Are there financing incentives with preferred lenders?
Sometimes buyers can save significantly with rate buy-downs or closing cost credits. 👀

✅ What’s the timeline realistically like?
One thing buyers appreciate is knowing when they can actually plan their move.

✅ How energy efficient is the home compared to other builders?

If you’re considering buying in 2026, read this ⬇️

This happens more than people think.

12–18 months after closing, you’re stressed… and here’s why:

❌ Draining your savings for the down payment... then something breaks.
❌ Buying at the absolute top of your pre-approval instead of what feels comfortable.
Just because you can borrow $650k doesn’t always mean you should.
❌ Budgeting for the mortgage… but forgetting taxes, insurance, utilities, PMI, HOA, maintenance etc.
That’s easily hundreds more every single month.
❌ Falling in love with finishes instead of the numbers.

And when something breaks?

It goes on a credit card.

Buying a home should create stability, not stress.

What I tell my buyers:

✔ Keep your payment around 25–28% of gross income
✔ Have reserves AFTER closing
✔ Budget for the REAL monthly cost

Save this if you’re planning to buy in 2026 ⬇️

Things that can KILL your mortgage approval (yes, even after you’re pre-approved):

❌ Depositing large random amounts of money
Venmo. Cash. Selling your side-by-side.
It has to be sourced & the money HAS to be traced/seasoned in your account!

❌ Financing furniture before closing
That “0% interest” sectional?
It still affects your debt-to-income ratio. Wait till after closing.

❌ Opening a new credit card for “points”
Underwriting will see it. They always do. Skip this for now.

❌ Switching jobs mid-process
Even if it’s a raise... Stability matters more than you think.

❌ Missing a single payment
One late payment during underwriting can pause everything.

❌ Making big purchases after you get an accepted offer
Wait until you have the 🔑 in hand.

The truth?
These are things I didn’t know either before I got into real estate.

Buying a home isn’t just about finding the perfect place, it’s about protecting your approval all the way to closing.

Nobody teaches this stuff… and you shouldn’t have to learn it the hard way 🙌🏼
