The question that stops the room cold
You found the floor plan. You have a payment you like. Then somebody asks what your dirt work is going to cost, and nobody at the table knows.

Let's fix that now instead of later.

What a home site actually needs

Access

Your home arrives on a truck. It needs a route in: gate width, tree limbs, turn radius, culverts, soft ground.

A level pad

Grading and fill so the home sits level and water drains away from it, not toward it.

Water

A city tap, or a well. If it is a well, depth and yield matter to your budget.

Waste

A sewer connection, or a septic system sized and permitted for your bedroom count.

Power

Service pole, meter loop, and the run to the home. Distance to the nearest transformer matters more than people expect.

Permits

Requirements vary by county, and Texas counties are not consistent. We deal with this daily.

One of our trained people walks your property at no cost and gives you a real assessment, plus a free land improvement bid. You will know your all in number before you commit, instead of finding out after.

Then delivery and setup

Transport by licensed haulers. Blocking and leveling on piers. Anchoring to your wind zone requirements, which is engineering, not a preference. On multi section homes the halves get joined and the marriage line finished so you cannot tell where they met. Skirting, steps, porches. Utilities tied in and tested. Then a final walkthrough.

Modular homes get set on a permanent foundation with a crane, then finished out on site.

And our involvement does not stop when the truck leaves. Service after the sale is the whole reason families send us their cousins.
