Two types of sellers I work with every year.
The first kind starts thinking six months out. They figure out what's worth fixing, what to skip, how to price it. They go into the process with a plan. It usually shows in the result.
The second kind wakes up one day and decides they're ready. They're reactive from the start. Rushed decisions, money spent in the wrong places, stress they didn't have to have.
Same market. Very different experiences.
If you're in the "thinking about it" camp right now, that's actually the best time to start a conversation. Not because you have to do anything. Just because thinking time is free and pressure time is not.
