Great question — because when you're comparing manufactured-home prices, you need to know **what you're actually getting for that price.**

When I advertise one of our homes as:

# # # **DELIVERED + SET + A/C INCLUDED**

I'm talking about getting the **HOME** from our lot to your property and set up.

But there's another side of the project people sometimes forget about...

🌎 **YOUR LAND HAS TO BE READY FOR THE HOME.**

Depending on your property, that could mean:

🚜 Grading the property
🟫 Building the dirt pad/foundation area
💧 Water meter & connections
⚡ Electric service & connections
🚽 Septic system
🧱 Skirting
🚗 Driveway & parking area

That's why I don't like giving somebody a home price and pretending that's automatically the price of their **entire project**.

There are really THREE pieces:

🏠 **THE HOME**
🌎 **THE LAND**
🚜 **THE SITE WORK**

And all three need to fit your budget.

If you already own land, we can look at what needs to be done to get it home-ready.

Let's say you've got roughly **$200,000 to work with.**

Which direction are you going?

Put more of your budget into the HOME.

🔥 Bigger kitchen
🛁 Upgraded primary bath
✨ Tape & texture
🔥 Fireplace
🧺 Better utility room
🏠 More square footage & upgrades

**OR...**

🅱️ **MORE PROPERTY 🌎**

Choose a more affordable home and put more of that budget toward:

🌳 More land
🚗 Longer driveway
🏡 Covered porch or deck
🪨 Upgraded skirting
🚜 Property improvements
🌲 Trees, fencing & landscaping

There isn't necessarily a wrong answer.

Some buyers want the **nicest house they can afford.**

Others tell me:

**“Kurt, give me a good house and MORE LAND.”**

Personally, this is one of my favorite conversations to have with buyers because it helps us figure out what actually matters to YOU before we start putting a package together.

🚨 **MYTH: “MANUFACTURED HOMES ALWAYS DEPRECIATE.”**

I still hear this ALL the time.

**“Kurt, aren't manufactured homes like cars? Don't they just lose value?”**

The answer isn't that simple.

🏠 A manufactured home is still **real housing**, and its value can be affected by many of the same things that affect other homes:

📍 Location
🌎 Whether you own the land
🏘️ Local housing demand
🔨 Condition and maintenance
🏡 Improvements to the property
💰 What you paid for it in the first place

Put a well-maintained manufactured home on owned land in a desirable area and that's a very different situation from putting a home on rented property and moving it years later.

And here's something else people sometimes overlook:

**The land can appreciate too.**

That's one reason I'm such a believer in helping buyers look at the **WHOLE PROJECT** instead of just shopping for a home.

Does that mean I'm going to promise you every manufactured home will appreciate?

**Absolutely not.**

Nobody should promise you that about ANY house.

But the old blanket statement that **“manufactured homes always lose value”** doesn't tell the whole story.

I've been in the manufactured-home business for **16 years**, and I'd rather help someone understand what they're actually buying than just tell them what they want to hear.
