I have been seeing a lot of post about Chicago’s new HomeGrown Purchase Assistance Grant.
I do think the program could be helpful for some buyers. And I want to be clear: this is not me saying people should not apply.
If you qualify, or even if this program simply motivates you to start thinking seriously about purchasing a home, I think that’s a good thing.
The part I fully agree with is the homebuyer counseling requirement. Honestly, that piece can be valuable whether you end up using this grant or not. Sitting down and learning more about budgeting, credit, mortgage readiness, down payment options, and what it really takes to purchase a home can help you create your own blueprint.
But I also think we need to understand the full picture.
The grant may offer up to $70,000 in some areas and up to $50,000 in others, but buyers still have to qualify for the mortgage, meet debt-to-income guidelines, contribute some of their own funds, purchase an eligible property, and live in the home for the required period of time.
So my thought is this: don’t just hear “grant money” and assume the affordability challenge is solved. Use it as a reason to get informed.
Ask questions. Get counseling. Review your credit. Understand your budget. Learn what you qualify for before you start shopping.
Helpful program? It could be.
A complete solution? I’m not convinced yet.
But a reason to start building your homeownership plan? Absolutely.
