When property managers think about water damage, the first picture is usually a hurricane or a major storm. The data says otherwise.
About 75% of all commercial real estate water damage losses come from the accidental discharge of plumbing, HVAC systems, and appliances, not weather events. Insurers pay out over $10 billion every year on water-related losses, more than fire and theft combined. (according to The Hartford.com)
The common thread: most of these are slow leaks and small failures that went undetected until they didn't. Regular plumbing checks, HVAC condensate inspections, and routine walkthroughs catch them before they turn into claims.
