Manufactured vs. modular: we get asked this 1,000 times. Here’s the real answer.

❌ Myth: Modular homes look and feel more like a “real house.”
✅ Truth: There’s no difference in looks. Walk through both and you won’t be able to tell.

The actual difference is the building code:
🏠 Manufactured: built to the federal HUD code
🏡 Modular: built to state and local building codes, and always tied to the land as real estate (title, lien, the whole process)

The law changed on September 1st.

For years, if you wanted a brand new manufactured home and you
wanted to live inside Abilene city limits, the answer was
mostly no.

Texas SB 785 took effect this month. Cities with zoning now
have to allow HUD-code manufactured homes BY RIGHT in at least
one residential district. No special use permit. No asking for
an exception.

The fine print matters, so here it is straight:

→ It does not mean anywhere in the city. Cities still pick
which districts.
→ It does mean the blanket "no" is gone.
→ Every city has to show those districts on its zoning map.

The question stopped being "can I?" and became "where?"

If you own a lot in town, or you're looking at one, bring us
the address. We'll tell you what's actually allowed on it.
