⚠️ YOU OWN THE CARAVAN — BUT NOT THE LAND IT SITS ON

This is one of the most important things every holiday caravan and lodge owner needs to understand.

When you buy a holiday home, you can spend tens of thousands of pounds purchasing the caravan or lodge, but you do not own the pitch underneath it.

The park owns the land.

And that creates a huge imbalance.

Your caravan or lodge will generally depreciate over time. Meanwhile, the park retains control of the pitch, collects annual pitch fees and can potentially generate income from that same pitch for decades.

The park owns the appreciating asset. You own the depreciating one.

When owners eventually want or need to leave, the reality can become painfully clear.

They may face:

• Very low buy-back offers
• Restrictions on private sales
• Commission or transfer fees
• Age-limit rules
• Removal and disconnection charges
• Increasing pitch fees
