Ottawa’s May market remained balanced, but the story is not the same across every property type.

Sales improved from April, inventory stayed elevated, and pricing remained fairly stable overall. Single-family homes continue to show resilience, while townhomes and apartments are facing softer conditions.

For sellers, accurate pricing is more important than ever. For buyers, this market offers more choice — but the best opportunities still depend on the neighbourhood, property type, and local competition.
