When buying a manufactured home on leased land, the purchase price is only part of the picture. Homeowners also pay monthly lot rent to the community and what that payment includes can vary from one community to another.

Depending on the park, lot rent may include services or amenities such as lawn care, water, sewer, trash collection, cable, internet, community facilities or recreational activities. Other communities may charge separately for some of these items.

How do you buy a manufactured home on leased land in Florida?

The process is a little different from purchasing a traditional house.

First, find the right home and community. Consider the location, community amenities, age requirements, pet rules, lot rent and other monthly costs.

Next, complete the community application. Many leased-land communities require buyers to be approved before moving into the park.

Then, complete the home purchase. Because the land is leased, the buyer generally does not receive a deed to the homesite.

Finally, transfer the manufactured home’s title. The home is typically transferred through a Florida certificate of title. Multi-section homes may have more than one title. The home must also remain properly registered and display its current registration decal.

It sounds different because it is—and that is exactly why specialized guidance matters.
