A few things picked up during this survey

Outside, we found mortar breaking away from the parapet wall. It’s dry at the moment, but once the wetter weather arrives, this could allow water into the masonry and potentially create bigger damp issues.

Inside the kitchen, we also found hygroscopic salts left behind from previous damp. The external DPC treatment has helped the wall dry, but the salts can still attract moisture from the air and cause flaking paint and damaged plaster.

Just another good example of why it’s important to find the cause of the damp and understand what’s been left behind.

During today’s survey, we identified the source of damp staining to the ceiling.

The investigation found defects at the roof and chimney junction, including failed cement fillet and displaced lead flashing. These defects were allowing rainwater to enter the building and contribute to the internal damp.

Identifying the source of moisture is essential before any internal remedial work is considered.

Today’s job was to investigate what issues were going on in the upstairs bedrooms. We carried out a full inspection to find out where the moisture was coming from and what was causing the problems, rather than just looking at the visible signs.

This older property had blown and failed render, allowing water to get behind the finish and contribute to penetrating damp internally.

With traditional buildings, the materials used really matter. Lime-based mortars and renders are designed to manage moisture and allow the building to dry, so repairs need to be compatible with the existing construction.

Our survey picked up the issue before further remedial work was carried out, allowing the failed render to be removed and the chimney prepared for suitable lime repointing.

The right diagnosis comes before the right repair.

A blocked vent might look like a small issue, but it can cause much bigger problems over time.

On this survey we found poor ventilation, including a blocked extractor and no trickle vent. When moisture has nowhere to go, condensation can build up and lead to damp and mould problems.

It’s often the small things that get missed — which is why a proper survey matters.
